The need for a
high end apartment living in the commuter friendly community
of Fitchburg was as in demand as the need for new Class A
retail convenience space.
DeVellis Consulting secured a purchase agreement for the
70,000 Parks Cramer Mill abutting the Nashua River on
Airport Road, less than two miles to the commuter artery of
Route 2, as well as two major commuter rail stations.
The
Vogue Wall coverings building fronted the Mill, as
well as blocked direct access to Airport Road.
DeVellis negotiated the purchase, demolition and
redevelopment of Vogue into a brand new 16,5000SF
retail convenience plaza. With financing
secures, DeVellis began the design and construction
of this new 11 unit plaza, along with a stand alone
2,600SF pad site.
With the first tenants fit out in early 2009, full
vacancy is expected by early 2010, with rents
outpacing the neighboring retail centers. Once
stabilization occurs, we will then concentrate on
the redevelopment of the Parks Cramer Lofts into the
premier apartment community in Central Massachusetts
city of Fitchburg.
